We offer pre-purchase Building and Timber Pest Inspections for your new home, investment and Commercial properties. Inspections are carried out by David who is the owner and Inspector. He is a qualified builder and timber pest technician with over 40 years experience in the industry.
We utilise Drone technology for inspecting inaccessible areas and height restrictive situations where required.

For Buyers

When buying a property, finance is often dependent on a building and pest inspection.  This is for a very good reason.  Problems can be hidden from view or not evident to the untrained eye.  A building and pest inspection will identify any issues with the building.

If you’re buying without finance, a building and pest inspection is your peace of mind for your investment.

For Sellers

If you are selling your property, getting a building a pest inspection prior to putting your house on the market can identify any areas of concern that may put off potential buyers.

A defect on a building and pest inspection report gives a buyer leverage to renegotiate the price down.  A buyer may want to take more off the price than the cost of the repair, so it can be better to get the problem fixed first and have a smart house with no issues ready for sale.

What's in your reports?

Our Inspections cover the entire property inside and out, fence to fence within 50 metres of the building. We thoroughly inspect all safe accessible areas of the building, with a full comprehensive written report with supporting photos, to give an unbiased status on the property.

In the report you will also find recommendations regarding conditions conducive to structural or timber pest damage along with any maintenance issues needed to help protect from further potential damage.

We also provide a one on one personal or phone discussion to review any concerns raised in the report, with free advice on how to prevent problems and maintain the home moving forward.

David is more than happy to liaise with clients outside of the reporting system for a more in-depth conversation moving forward, providing any advice and any local information that can facilitate the sale more broadly if required.

Commercial Building Inspections

David has had extensive commercial and industrial building experience during the 40 years in the industry. He has been involved in construction of many types of commercial and industrial buildings including office buildings, extensive shop fit outs, large commercial and industrial sheds, large mining projects including extensive formwork and steel fixing. From leading hand, supervision or project management David has gained thorough knowledge in the commercial building sector and can provide a varied experience in this field.

Thorough Inspection Reports

To provide a thorough and comprehensive inspection, it is essential that the construction styles and methods are understood. With his experience and construction knowledge, David knows where to look to identify any potential issues. David has a saying that “if you don’t look you will not find” which resonates through all of the inspections more broadly.

David prides himself on thorough inspections and if safe to do so, he will insist on gaining access to the roof where possible for a more detailed inspection. A drone can also be used in cases where roof access cannot be gained.

The reports issued are always written reports and not just a “tick & flick” type exercise. The reports indicate the defect location and severity with detailed recommendations moving forward on remedial actions required.

We provide numerous photos throughout the reports, including photos of the site inspected at the end of the reports giving scope and orientation to the report.

The inspection scope generally includes any structural defects to the main structure of the building, conducive conditions to structural issues if left unattended and major defects in non-structural building elements. Some minor defects of note will be included to enhance the report if deemed required.
